What wonderful news! We are thrilled with the prospect of funding coming through which will allow Vet City to blast forward.
We have talked it over and decided Vet City is making enough headway it is time for us to “put up or shut up”. It would be wonderful to be able to donate our Eklutna land to such a wonderful cause. Unfortunately our circumstances won’t allow it.
This is what we can do:
- Vet City can lease the 5 parcels for $1 a month for 6 months.
o If possible Vet City will be responsible for the taxes which are due in July: $6,410.21. Since Vet City is a non profit the taxes should be waived.
o All changes made to the property will have to be approved by us.
o Vet City will have exclusive use of the property and the property cannot be sold.
- After six months Vet City will have the option of a long term lease.
o Vet City is to pay $95,000 (to be used to pay off the First National Bank of Alaska loan).
o Monthly payments not to exceed $10,000.
- Vet City to have complete control over property:
o No permission required from us for building removal or installation or any other legal municipality approved use.
It is our intent to help Vet City move forward. Unfortunately our personal circumstances will not allow us to commit to more than 6 months without the promise of some income from the property to help offset our expenses and recapture part of our considerable investment. If after 6 months Vet City is not ready to move forward full tilt but does still show promise we will consider another short term lease.
Hopefully this will help you to secure funding. We are wide open to help any way we can. Of course when the time comes to ink a contract we will have to spend more time dotting i’s and crossing t’s but we plan to keep things as simple and user friendly for Vet City as possible.
Bottom line: We’re committed to helping the homeless Vets the best we can and are anxious to band together with others to get it done.
